The Balai Bayi team is very flexible in designing different types of building according to use, but we specialize in designing residential projects from single detached, duplex, Row house and low-medium rise condominiums and subdivisions (in R1-R3 category). We also specialize in designing Commercial or mixed-use single floor or multi-storey buildings

Design time frames depend on the complexity and size of the project. If the project documents are complete and legally compliant, the estimated time frame for the full architectural design services as categorized below:

  • Bungalow (1-Storey residence at 100 sqm floor area): Schematic to Design development phase- 1-2 weeks
  • 2-storey residence (at 200 sqm floor area): Schematic design to Design Development phase- 3-4 weeks
  • 3-4 storey residence (at 300-400 sqm floor area): Schematic to Design Development phase- 4-6 weeks
  • Medium-rise building (5-8 storey at 100 sqm per floor): Schematic to Design Development phase- 6-8 weeks

The list above excludes changes, additions and revision periods as well as the varying time frame for permit processing and engineering analysis (i.e. Structural analysis, load schedule computation and waste water computation).

Permit processing depends on the scope of work- 1-6 months

We charge our design services per square meter or percentage of project cost. The cost per percentage varies according to building type and project complexity. Here is a sample of the imposition of service cost not including additions, changes, and revisions as well as documentary sign and seal fees and analysis fees:

The service costs are negotiable depending upon the complexity of the project.

Basically, the Balai Bayi team handles permit processing for the projects we engage with Full Architectural Design services with the client. However, we accept permit processing for projects we have not designed on the condition that, legal documents of the properties are compliant, the project drawings are well designed and complete, and the target date for completion of the permit processing as well as the budget is sufficient.

Yes, we encourage Joint ventures especially for large scale developments like condominiums and housing projects. The terms for the arrangement between our client and our office can be discussed personally.

  • Project definition phase: Definition of our client’s requirements, goals, and budget for the project.
  • Schematic design phase: preparation of initial line drawings and general project concept and budget based from the project definition phase.
  • Design Development Phase: Based from the previous two phases, this is the preparation of construction drawings (i.e. Floor plans, Elevations, sections etc.) including engineering documents.
  • Contract Document Phase: Preparation of Contract documents, Specifications and Estimates.
    -Bidding and Negotiation Phase: Preparation of Bid documents such as contract letting and invitations to bidders for contractors.
  • Construction Phase: execution of the project on-site based from the design, budget and personnel as discussed and agreed upon during the previous phases.
