On October 17, 2024, in collaboration with Team MakaBaguio, I proudly spearheaded the groundbreaking ceremony for the Irisville Condominium Residences in Irisan, Baguio City. This project signifies a bold leap forward in addressing our city’s growing demand for affordable housing, aligning with President Ferdinand Marcos Jr.’s Pambansang Pabahay para sa Pilipino Program, which aims to reduce the nationwide housing backlog.
The Irisville Condominium Residences is not just a housing project—it is a symbol of hope and opportunity for thousands of Baguio residents, particularly those who have long been marginalized. The development is designed to accommodate over 1,000 beneficiaries, providing modern, well-planned homes to individuals and families who need them most. It prioritizes those without inherited or titled property, ensuring that the promise of homeownership reaches those who have been previously excluded.
Project Highlights:
The first phase of this ambitious development features:
- An 8-storey mixed-market condominium with 5 basements
- 222 residential units ranging from compact 25 sqm spaces, each with a full bathroom, kitchen, and balcony
- 64 parking slots spread across two basement levels
- Santorini-inspired architectural design, bringing a unique aesthetic to the heart of Baguio
- Amenities include high-powered scenic elevators, CCTV systems, 24-hour water service, backed-up electricity, fire detection systems, and garbage chutes for convenient waste disposal. The building will also feature guard stations, wide stairways, and rooftop gazebos, promoting safety, accessibility, and comfort.
More than just a building, Irisville was designed with a deeper purpose—to provide a sanctuary and opportunity for groups often overlooked in housing projects. The original advocacy behind this development focused on serving solo parents, artists, members of the LGBTQ+ community, and other marginalized sectors. By providing them with affordable housing options, we aim to uplift their quality of life and empower them to thrive in our community.
A Visionary Partnership:
This groundbreaking project was made possible through a collaboration between several visionary partners:
Project Owner: Terio Yubos
Advocate: Hon. Councilor Maria Mylen Victoria Yaranon
General Contractor: STAY Construction
Designers: Balai Bayi Planning and Development Corp., headed by Jonathan G. Palaroan, with support from a talented team of architects and engineers
Balai Bayi Planning and Development Corp., which takes its name from the Javanese words “Balai” (House) and “Bayi” (Youth), has brought its philosophy of “youthful house” to life in this project. Established in 2021, the firm has been dedicated to delivering progressive, affordable housing solutions while nurturing young architectural talent. This project, in particular, is an embodiment of their mission to merge passion with practical, community-focused designs.
Community-Centric Development:
The Irisville Condominium Residences is not just about providing homes; it’s about creating a supportive community. Public transport services, in partnership with Francisco Motors, will be integrated into the development, ensuring residents have easy access to the city. The project is also designed with inclusivity in mind, offering affordable units to anyone willing to improve their living situation—without discrimination.
This development is the first of its kind in the Cordilleras, setting a precedent for future housing projects in Baguio. It is a model for how urban development can address the housing crisis while maintaining the cultural and architectural character of our city.
